What California Does Require From Sellers

You are legally required to complete and provide the Transfer Disclosure Statement (TDS), which covers the condition of your property including structural, mechanical, plumbing, electrical, and environmental issues. You must also provide a Natural Hazard Disclosure (NHD) report, which identifies whether your property is in a flood zone, fire hazard zone, earthquake fault zone, or other natural hazard area.

Additional required disclosures include the Seller Property Questionnaire (SPQ), which covers neighborhood conditions and other factors that could affect the property value, and the Water Heater and Smoke Detector Compliance Statement confirming your home meets current safety codes.
