How to Negotiate Offers When Selling Your Home FSBO

Receiving offers is exciting — but knowing how to evaluate, compare, and negotiate them is what separates a good sale from a great one. Here is how FSBO sellers negotiate like a pro.

Negotiation Is Not About Being Aggressive — It Is About Information

Many FSBO sellers worry that without an agent they will be at a disadvantage during negotiations. The reality is that negotiation in real estate is not about sales tactics or pressure — it is about understanding the numbers, the terms, and the buyer's position.

When you know your home's market value, understand what each term in an offer means, and have a system for comparing multiple offers side by side, you can negotiate effectively without anyone else at the table.

Understanding What Makes an Offer Strong

The offer price is the most visible number, but it is not the only one that matters. A strong offer has several components that work together.

Earnest money deposit shows how serious the buyer is — a larger deposit (typically 1–3% of the purchase price) signals strong commitment. The financing type matters too: a cash offer eliminates the risk of loan denial, while a conventional loan with 20%+ down payment is generally stronger than an FHA or VA loan (which have additional appraisal requirements).

Contingency periods affect your timeline and risk. Shorter inspection and loan contingency periods mean the buyer is more committed and the deal will finalize faster. The closing date matters if you have a specific timeline — some buyers can close in 21 days while others need 45.

Finally, look for unusual terms: requests for seller credits, personal property inclusions, rent-back agreements, or escalation clauses. Each of these affects your net proceeds or obligations.

Comparing Multiple Offers

If your home is priced correctly and the market is active, you may receive multiple offers. This is the best position a seller can be in — but it requires careful comparison.

Do not automatically accept the highest price. An offer at $810,000 with shaky financing and a long contingency period may net you less than an offer at $795,000 with cash and a quick close. Consider the net proceeds after all credits and concessions, the probability of the deal actually closing, and your own priorities (speed, certainty, or maximum price).

Create a simple comparison: for each offer, list the price, financing type, down payment percentage, earnest money amount, contingency periods, closing date, and any special terms or requests. Seeing them side by side makes the decision clearer.

How to Counter an Offer

If an offer is close but not quite right, you counter. A counter offer is a formal written response that modifies specific terms of the buyer's original offer. You can counter on price, closing date, contingency periods, credits, repairs, inclusions — any term.

When countering, change only the terms that matter to you. If the price is right but the closing date does not work, counter only the closing date. If the price is too low, counter with your number and keep the other terms intact. Changing too many things at once gives the buyer reasons to walk away.

Be responsive. In an active market, buyers are looking at multiple properties. A counter that takes three days signals that you are not motivated. Aim to respond within 24 hours.
